Can you really get a free property records search?
I have no choice here but to disappoint you. No resource I know will give you a free property records search. You either have to do it yourself or pay someone to do it for you. Trust me: nobody is sitting there just waiting for free property search requests!
Some sites attempt to suck you in, promising you full access to free property records, but it is really only a tease. If you do get a result, it will be flimsy with little information at best. The company wants you to whip out your credit card and pay for a more complete version of their report.
To make matters worse, you are getting a "non-human" search, which you really shouldn’t trust. Many sites promise "title searches" or "property data", but are just databases of information. There is no guarantee that this information is complete or even correct! These sites may be helpful if you need limited data (such as last sales information) and can be cost-effective. But they should always be taken with a grain of salt!
There ARE title companies which will provide you with a good title search, but these are done manually by skilled, experienced and careful title searches. Of course, such a service will cost you money. Depending on the county and property, it might cost you a fortune!
So how DO you go about getting low-cost property information, or getting the data for free yourself? Well, first of all you can start with my book:
How to Search Property Records eBook.
This is a step-by-step guide that will take you through the process of conducting your own searches on properties. However, if you are too busy and have the money to spare, my book will also teach you the best way to go about hiring a title searcher to help you.
For those of you who feel smart enough to try and attempt a search on your own, please see the other pages of my website for lots of tools and information that will help to get you started!
